Santa Clarita Market Update for June 10, 2012

Today we did a large update to the Home Page of  The Paris911 and Associates Real Estate Website for the Santa Clarita Valley real estate community.  We went into detail with what we write on a daily basis.  We positioned all of our Blog access points with explanations and what our “motivation” is by publishing so much content about the Questions our Buyers and Sellers have.

Anyone can answer a real estate question, but to be able to validate their “motivation” with factual data – that is an entirely different story. With hiring an independent research firm that is driven by Real Estate Data – we have stepped up yet again to the requests of our Exclusive Clientele.  To gain access to this Data – we have a few pages that we have built rendering the current “median Sales Prices” for the Cities within the Santa Clarita Valley.  Another data driven real estate page has to do with the Local Santa Clarita Inventory.

When wanting to purchase real estate – looking at median sales prices and inventory can be an indicator to assist you with your decision.  Today, in the Santa Clarita real estate market, we are seeing strong indications of a “supply and demand” issue. This is creating buyer apprehension and seller elation. Make sure you are getting good advice about buying and or selling real estate from someone that is in the game full time.  Someone that has a track record of production and client satisfaction.

Here is the most recent “inventory” for the cities that compose the Santa Clarita Valley.  We have also placed the listings that have other status changes on this graph as well.  If you are curious as to what the different real estate statuses are  - click here for a complete list.

Santa Clarita Real Estate and Local News Headlines April 29, 2012, remembering working during the Riots

Remembering working the LA Riots

Those were interesting times, I only had 2 years on the PD, had just wheeled to my “off probation” division – Northeast (NOE), and was a PII dog.  PII dog, is police vernacular for being a full fledged police officer and not a “boot”, which is police vernacular for an offer that is “brand new”.

I’ll never forget, we worked four deep to a car and we always responded to events in the South End of Los Angeles in groups of 4 cars.  That was a couple of years before I made motors.

I wonder what that “Denny” fella is up to today?  If you remember, he was that truck driver that was ripped out of his truck and beaten within an inch of his life.  I think I recall, Reginald at some point, apologizing to those criminals that beat him, which angered me (if memory serves)…

Now for some Real Estate news :-)

It has been three weeks since I have taken a full day off(as I am typing this on my day off :-) ).  I did clear my calendar to spend time with those more real estate news for santa claritaimportant to me, my family.

I have a feeling that we are going to spend some time absorbing the local Santa Clarita Culture.  Maybe go to the Valencia Town-Center mall, have a walk around and go to Wokcano and have Sushi.

On second thought, I may try to take my family to the “Kings” in Calabasas.

Either way, with the exception of the my “daily” internet routine and updates, I am going to do my best to take the entire day off…  We’ll see…

The following are the latest headlines from the SCV Signal Newspaper, there are some doosies:

“Beauty Is a Bridge” coming to the Valencia Town Center Mall

For the record, we who call the Santa Clarita Valley cities our home, are not “uncultured”.

Photo and Charity Event

Coming to the Westfield mall in the beautiful city of Valencia CA, is a four month Photographic display by Local Santa Clarita Photographer Ted Dayton.  The start date of this will be May 16th, 2012.

Besides some of the most beautiful black and white photos being expertly presented and for sale, Ted will donate part of the proceeds to the Single Mothers Outreach (SMO).

Single Mothers Outreach

SMO was founded in 1995 as a resource and to provide support for single mothers struggling through the process of Divorce or Death of a spouse.  Single Mothers Outreach provides empowerment for single parents and their children by providing home, support and resources, so that families can gain their footing once again.

This Event and Presentation is titled “Beauty Is a Bridge”.santa clarita charity event

So hence the connection between the Single Mothers Outreach and this Photographic presentation.

Bridges, an art form?

During a typical Santa Clarita bike ride, Ted Dayton was traveling under one of our local bridges – one that crosses the Santa Clarita River, it was at that time he was “inspired”.  Returning later with his camera loaded with black and white film.

During the next four months, Ted was able to capture a multitude of photos with “bridges” as the primary subject matter.

“I had no idea we had anywhere near 27 traffic bridges in the Santa Clarita Valley”, I’m thinking this as I’m typing :-)

But that is what Ted had photographed in his artistic style.

Not Ted’s First Rodeo

This is not Ted Dayton’s First Rodeo either.  He has done projects in the past to benefit other “help and non-profit groups”.  We are proud to write about this event and I will make it a point to visit the “Beauty is a Bridge” presentation while it is at the Valencia Westfield Town Center Mall in Valencia CA.

When and Where

“Beauty Is a Bridge” opens May 16 at the east end of the mall, upstairs from the carousel, with an opening reception from 6:30 to 8:30 p.m.

If you want to go to Ted Dayton’s Website we have placed that link here – Ted Dayton Photography.com.  If the Telephone is more your style Ted can be reached at 661-255-2828.

It runs through September 15 and is open during regular mall business hours. Admission is free.

As Ted Says, “Make it beautiful. Make it useful.”

Santa Clarita Daily Brief from the Signal and our macBoX tip of the day

In every margin of every Santa Clarita specific blog we write and maintain, you will be able to use our MacBoX.  The “Mac” standing for the Keyword tool for articles, answers, tips and tricks related to real estatefirst three letters of our last name and “BoX”…  Well, It’s a box :-)

Today’s MacBoX tip for the Santa Clarita real estate interested, answers the question of what the different statuses mean in Real Estate.  We cover 4 of the most typical real estate statuses that we see on a daily basis within the SCV Real Estate world.

  • Active
  • Sold
  • Back-up
  • Pending
Go to our MacBoX – either at our Main Real Estate Website for Santa Clarita Cities real estate – or elsewhere, and type any of the words above into it.  You will then be directed to a specific article that was written to explain what these terms mean.
Here are the most recent headlines provided by our friends at “The Signal” – Santa Clarita Valley Cities Local News Source.

Local Santa Clarita News from “The Signal”

There is a Santa Clarita City Council meeting on Tuesday and the City of Santa Clarita is Mulling over a land purchase.

Prep Sports

Here is a story about a local Hart Tennis Player and the Optimistic appraisal (not to be confused with real estate appraisals…)

Some new “Swimming” rules have been set for Prep Swimming.

At least two West Ranch Baseball players are not commitment phobic.

I have seen the tennis courts at Valencia High School – their tennis program is ahead in leaps and bounds.

Foothill League Baseball – Are they cultured?

Home Tax Credits for Santa Clarita Home Owners, Year End Almost Here

home tax credits in Santa Clarita

Presenting the Paris911 Home Team Selling System.  We are with REMAX for a Reason – Check out why by clicking on this Why REMAX Link!

If you have been considering making changes to your home you may want to remember that when it comes to home tax credits the end of the year is almost here. The past few years have included a variety of energy tax credits for the home, credits that have reduced this year compared to last year, but a credit is a credit nonetheless.

Here is a sampling of what warrants a tax credit in 2011:

  • Biomass stoves
  • HVAC systems
  • Water heaters (non-solar)
  • Roof replacement
  • Insulation
  • Windows, doors, and skylights
  • Storm windows and doors

The above items are capped at $500, and any credits taken in previous years count against the credit. Some home improvements actually cap out at $300. The amount of credit went down significantly from 2010 to 2011, who knows what will be offered next year. In today’s economy every penny counts, and if replacing a door can offer a credit come April it may be better to replace it now than next year when a credit could be less or non-existent.

Visit the Energy Star website, which can help you understand how to apply for the credit and give you a full rundown of what the amount of credit can be for each home improvement item.

We have also implemented several new links that will connect our MacBoX to what you are searching for in Santa Clarita Real Estate.  Here are a few new ones:

  • FHA approved
  • Good Neighbor Program
  • VA approved
Don’t forget to check on our Daily Updates provided for our clients via Cinch.fm – go to paris911.com and scroll down to just below the fold – you will see our Cinch Player and be able to listen to the most recent updates with regard to Santa Clarita Real Estate!

There are “operators” then you have “OPERATORS”

I have known Gary for a lot of years now – We were Cops Together with the LAPD. – Last night we had a chance to get together at a Sake’ Bistro.  There were a lot of Real Estate agents present at this “ParisNot just an operator - but a friend to boot and Laura” event that was showing support for “MoBros”.  We also had a chance to see a lot of great “male facial” hair on some of the attendee’s.

You know that I sport a Mustache – The Last time I shaved it my kids freaked out – so I will stay my present course.

However, the party was quite fun and Paris and Laura are going to be at it again for December 1st - this time at Mixers in Santa Clarita – Vons parking lot, next to Radio Shack and Weight Watchers.  The shopping center I am speaking about is across the Street from Best Buy on Bouquet and Newhall Ranch Road.

What is the next event in Support of – We were thinking of doing a toy drive for kids at Christmas?  What do you think.  The price of admission for everyone that wishes to attend could be a unwrapped toy.  I’m thinking that it might be awesome to start stacking the toys up and get such a large pile we need to get a semi-truck and trailer to haul them away for the needy children. We shall See :-)
