I love it when Google Crawls our REMAX Relocation Blog

It is not the same as having bugs crawl on you while asleep.  Yuck – I hate it when that happens.Who do you use for your businesses relocation needs

But when Google’s Spiders are crawling the web and find something pertaining to what I have published on one of our Real Estate Blogs, I’m quite happy.  That is when I know others are seeing what I have written.

When writing real estate articles and answering questions – the best thing a real estate agent can do is answer questions.  Answer so many and so frequently, that you have considered potentially that you have said too much, then answer more.

There should be no conscious connection between the dissemination of valuable real estate Intel and commission.  If someone writing content starts to think about the $$$ to be earned, it will be seen in their writing.

The Secret Weapon of the Santa Clarita Real Estate Team is asking questions

In today’s constrictive real estate market, I don’t know why other’s that are in my industry, aren’t thinking more “outside of the box”.

Have you ever wondered why you couldn’t door knock a home that is in the neighborhood that you wanted to buy within.  A home that was not currently for sale?  What if your real estate professional did this very thing?  I’m not talking about as a rouse or something that is being used without you as a part of the equation.  Some real estate agents do this when they don’t have a “ready to go” buyer.

However, when we do this for our buyers, we knock with the “contract” in hand.  So they can see that we are not playing games and Paris911 has a serious buyer that is ready to make the specific “Non-seller” an offer they cannot refuse.

This is not for the faint of heart.  In addition, a Signed Buyer Broker’s agreement will sweeten the deal with regard to the Seller, seeing that the Buyer is really serious.

We also approach the short sales, notice of default’s and those listings that are not on the market yet as a “One Party Show”.  When looking for someone to represent you in any real estate market, whether relocating just around the block or to another city all together, make sure your professional is local and “thinks outside of the box”.

Santa Clarita Trulia for Real Estate – Is it Better than Local Real Estate resources?

What a loaded question from Sam, a new client of ours that found Paris and I on Trulia.  There is nothing quite like the Money that is used by the Big Syndication Websites, such as Trulia.  These real estate syndication websites take in of thousands of dollars each month from the real estate agents that join their lead generation services.  Trulia uses that “moolah” to hire Experts in Search engine optimization and use the content, that is written by many Local Real Estate agents, to climb to the top of the serp’s (Search Engine Results Pages).  Santa Clarita real estate linkedin

Trulia has different membership packages for real estate agents and is free for the consumer to use.  (free from asking, Real Estate clients, for money – but the consumer will be asked for their personal and private information, at some point, if they need a question answered or inquire about a property)

A real estate agent can get a pro account – three different levels depending on the amount of listing an agent carries and how much exposure they want.  Realtors can also buy a zip code – there are different levels of ownership with the zip codes.  In the beginning they were all 100% available when they started their “higher level” of monetization.  Today, most are sold out, having been bought by real estate agents that are hungry for leads.

The “pro type” accounts works mostly primarly for those agents that carry a large amount of residential listings.  The “buy a zip” code or “local agent” accounts work with agents that are hunting for real estate buyers.

Either way, any real estate agent has to decide if paying those Fee’s to Trulia will give them a return that is better than “break even”.  When their sales team calls you, they can tell you that it’s a “No Brain-er…” :-)  How could thousands of real estate agents be wrong!

We did a lot of Blogging on Trulia – We also have our own “much more in depth” Santa Clarita real estate blogs.  Today, I do not devote as much time to Trulia.  We also used to have a pro account.  Besides someone contacting us every once in a while, we are getting more leads by being the Local Santa Clarita real estate experts.  We do this by adding value with the answering of Real Estate questions related to real estate in our SCV.

Searching for Real Estate in Palmdale with a local Real Estate agent may not be wise…

Before you start telling your fellow Realtors “Get a Rope…”  You are most likely misunderstanding this Blog Article.

Multiple Boards for Real Estate listings

If you are a buyer interested in purchasing a home in the area of Northern Los Angeles County known as the Antelope Valley, make sure your real estate agent has access to the CARETS real estate search systemHow to search for homes that are for sale

Reason being – GAVAR, which is also known as the Greater Antelope Valley Association of Realtors, is a bit stingy with their MLS data.  It almost makes sense for the agents that are from Brokerages, not central to the Antelope Valley, to buy memberships.  They do so in order to get the listings and their data for their clients that wish to purchase real estate in Palmdale, Lancaster and the other North Los Angeles County Cities.

Reverse the Roles

However, let us talk about the “Visa Versa” scenario.  For the GARAR Real Estate agent to join the Southland Regional Assocition of Realtors (SRAR) would not be likely.  The fees are greater and most agents from the AV don’t list homes too far outside of their Board of Realtors’s Reach.

Reverse the Role’s once again.  The agents in the SRAR do take listings in the Antelope Valley.  Some of those agents are not members of GAVAR, so the listing lives in a board that is cut off from GAVAR.  Therefore, the GAVAR agents do not see those listings.

“Those Listings” from the SRAR are populating the Real Estate Syndication Websites.  So, a client searching for real estate in Palmdale or Lancaster will find others that their GAVAR real estate agent has not.  However, those websites are not updated as frequently as we would like.  Click here to read a bit more information that pertains to some of the real estate syndication websites.

How do you SEARCH GAVAR the right way?

Recap:  When you are working with a Real Estate from the Antelope Valley who is a member of GAVAR only, make sure they have access to the listings that are on the re-sale market in the other surrounding Multiple Listing Service systems and Boards of Realtors.

We have had several agents from the Greater Antelope Valley that will email me to send them the MLS pages for listings that are in our Main Board of Realtors that those agents do not have access to.

Below is that feed of which I spoke.  The CARETS listings that are within the Southland Regional Association of Realtors.

Some of the agent with the following listings may be members of GAVAR, like us.  That would allow them to place each of the listings below into both of the MLS Board Systems.  However, most are not.

Craigslist’s Santa Clarita real estate postings

Here are our latest contributions to Craigslist – When viewing any real estate listings on Craigslist – Be Careful and make sure you are dealing with a Local Real Estate agent.  There are a lot of scams put up on the WWW and Craigslist is not immune. Santa Clarita foreclosures

If you are searching for For Sale By Owner listings - make sure you are entering that home with your own representative.  Even if the FSBO, Owner is not interested in paying a real estate agent’s commission – you are asking for trouble by going it alone.  There is something to be said when a real estate transaction is completed, the closed file is over 1″ thick.  Protect yourself and work out something with your real estate professional of you are going to be approaching any of the For Sale by Owner listings (FSBO).

Search smart for listings that are for sale.  Get your own relocation specialist when considering relocating.  This could be simply relocating from a rental to a home you wish to buy.  Or a Inter or extra state move.  Either way work with professionals and find that “one stop shop” you are comfortable with.  We chose REMAX Relocation Systems for one reason – It’s nice for our clients to have an 800 pound gorilla backing them up!

Remembering my days with the PD, it was nice hearing those sirens in the distance scampering to get to me when I put out that Help Call!!!

Granada Hills California Current Inventory level and search option

We have a few clients looking in Granada Hills California for real estate that is for sale.  However, with all of the news and updates on the WWW, a buyer would think that we are sitting pretty when it comes to the “For Sale” inventory in the city of Granada Hills.
