What a shame.  Mr. and Mrs. Seller has advised their real estate agent to collect the personal information of every single person that enters their open house.  Do so without exception.  Shame on their agent for not telling the sellers that move will cost them potentially thousands of dollars.  Because, not everyone that wants to view the home is going to want to give up their personal information.

We had two of our clients venture out into the Santa Clarita Valley after we concluded showing them homes earlier in the day.  They ran into one of those Santa Clarita open houses where the agent was instructed by their sellers not to allow anyone to view the home without them giving up their personal information.

Heck, why aren’t they asking for Value California Identification too?  They might as well be.  Don’t those sellers know that the buyers can lie about their identity? Don’t the sellers know that they are cutting out good and qualified buyers by this action?  Didn’t their agent tell the sellers that they are going to do more harm than good with wanting this to be so strictly enforced?

I guess not.  What happened to my clients you ask?  They have code and intestinal fortitude, so they turned around and walked out without viewing the home.  BE Safe – My BEST!!!

Think Twice Before Adding That Santa Clarita Home Office

Do you have a real office?

Can you deduct the space in your home as a Home Office?  There are a lot of Realtors that don’t have a Brick and Mortar office.  Most have an office location, but when you are meeting with them, they are meeting with you in a “conference room” of sorts.

Who’s should I ask?

The Question of the day has to do with the Tax incentives when adding a “committed” home office.  The rule of thumb that I live by when it comes to Tax Breaks, is to speak with your Tax Professional  Explain to them what you are attempting to do and they will be the best source as to whether you can get a “legal” deduction or not.

Think twice before adding that home office. A recent study demonstrates that a home office is not where you will recoup your Santa Clarita Remodelingmoney. Of course, the reason for adding your home office may be strictly for your own personal welfare and have nothing to do with home improvement, in which case if you have the money to build the home office you’ve always wanted you should go right ahead and do so.

A recent article from Financially Fit places the home office as the worst bang for your buck as far as remodeling your home, recouping less than 50% of its investment when you sell your home. What makes a home office such a financial drain? Apparently it is too one dimensional. A room that can serve as an office, den, and media room is much more attractive to a potential home buyer.

As an overall rule for remodeling it is best to stay on the simple side of things. Anything too grand, ornate, or simply over the top, is never going to recoup its value in today’s market. If the bottom line is in sight, simply remember that less is more in the long run.

Here are a few important things to look for within an Experienced Santa Clarita Listing Realtor.

  • Ask about where their Brokerage scores amongst the top 5 Real Estate companies in the Santa Clarita Valley.
  • Ask them directly about how much they are going to charge you to sell your home and why you should pay that amount :-)
  • Explain to them that you have spoken with other brokerages that give huge seller discounts and fee’s as low at 1% – Have them explain why that could put a Santa Clarita Seller in Harms way.
  • Ask about their Sales Price to Sold Price ratio’s.  If they have had to reduce the price of a listing, over and over again, they probably did not have the intestinal fortitude to tell the seller where they should be priced to sell.
All of these questions are food for thought. If I were interviewing an agent to sell my home, I would ask these and a lot more.  
Final Word about Signing Listing Paperwork to sell your home.  There are a lot of games being played amongst Real Estate agents.  Most are straight from the hip and they will give you the information, no matter how bad or good, about the price you had in mind and about what you will want to do to attract more buyers to your home for sale.
 
Some will have you sign paperwork that shows some bit of “secrecy” about their listing presentation.  They might even go as far as making anything you repeat to anyone else punishable by lawsuit.  
For Me – Paris and I could never work that way – In fact, as I type this, I am getting a feeling of queasiness :-(
However, some Real estate agents won’t be either of the aforementioned ways.  Some agents will be all about unicorns, sunshine and cotton candy during their presentation.  This has it’s place, but not when you have more to lose when you are chasing the real estate market in a “graveyard spiral”.

What are buyers looking for in today’s real estate market? Quite simply, a bargain. The thing to remember is that bargains come in all shapes and sizes and if you are selling your home you have to focus on what makes your home a bargain, or more importantly, how you can make your home appear like a bargain. Another important thing to remember is that a bargain is more than just price.

When a home buyer walks into a home he looks at what that home has to offer. Finishes that immediately capture a buyer’s attention include the kitchen, bathrooms, and flooring choices. While you certainly do not need to do a complete remodel of your home in order to sell it, to capture the best possible price for your home these items should appear their best.

Closets, They Might Be More Important to Santa Clarita buyers Than You Think

When showing homes – depending on who the client it – Walk in closets, or at least well organized closets make a world of difference to the potential buyer.  In fact, so much so, they mention it almost on all accounts.  When we do our “Santa Clarita Listing Agent” walk through of a home we have various items that we bring to the surface and advise our sellers that will increase their home’s value.

What does the Sold Status in Real Estate mean?

Sold means that the property, real estate, condo, town-home, or single family residence has successfully closed escrow.  It is the “time frame” that might be unknown to you as a consumer.

Zillow and other Real Estate Pricing and Valuation websites pull their data from the Recorders Offices and the Multiple Listing Services when Closed Escrows Occur.

However, when properties are reflecting the “sold” status, it is at that time that the actual sold price can be revealed.  During the properties life during Active, Backup and Pending, those values cannot be disclosed to any prospective buyer or other agent.  Not to say that this does not happen, but it is not supposed to!

When talking “appraisal”, they want to view a three month history of “sold” inventory that are all “spot on” matches with regard to the property they are evaluating.  If there is not enough to substantiate a good “fair market value” in that three month time frame, they expand their search to six months.

Below we have listed all of the “sold listings” in Southern California – the newest Sold’s will render First on the map followed by those that have closed escrow at some point in the past.
