Mold rears it’s ugly head in Santa Clarita Real Estate

Santa Clarita real estate

Is Mold Deadly to Buyers or Sellers

The question is related to Santa Clarita Home Hunting and the discovery of Mold – does it have to ruin a real estate deal?

There are certain things that my Santa Clarita Real Estate team and I won’t risk.  One of those things is our Buyers Health.  Both physically and financially.  This is where the “experts” get to give their two cents.

Killing the Real Estate deal

Mold doesn’t have to ruin a real estate deal. Whether we like to acknowledge it or not mold is commonplace, even if we don’t always see it. Let’s not forget some of our favorite cheeses have been made delicious by mold. However, when a home inspection turns up mold it can put a damper on the transaction. The good news is that mold can be taken care of and potential buyers don’t have to turn and run away.

Mold can grow in damp spaces, crawl spaces, basements, as well as walls, floors, and ceilings that have been damaged by leaks and water damage. Sellers who know they have mold could do themselves a favor and have the mold remediated before putting a home on the market.

What can a SCV Seller do to curtail Mold Growth

Of course, avoiding mold in the first place is a great way to keep a home healthy. Dehumidifying basements and crawl spaces and making sure a home has good ventilation will help halt mold in its tracks. The important thing to remember is that if you are under contract on a home and mold rears it ugly little spores, it doesn’t have to be the end of your transaction. Mold can be dealt with.

When you are approaching the Santa Clarita home selling front,  you need the best advice possible.  You will need someone that is in your corner and who will give you the facts.  The last thing a SCV seller needs is to be told that the agent can sell your home for, “One Million Dollars”, when it is only worth $350,000.00.  That “listing by over-promising” does not help the seller.  It causes reprehensible harm to those giving their trust to a Real Estate professional.

Here are the most recent sold properties in the Santa Clarita Real Estate world.  Each listing was sold by a Top Real Estate professional.

To Sell a Santa Clarita Home Or Not To Sell, That Is the Question

Real Estate’s Connected Guy

Selling is all about Exposure and connections.  If you are farmiliar with the “connected guy” philosophy in business.  You will know that “connected” is another word for being plugged in.  The go to person when it comes to getting something you want.

Within Real Estate the “something” that a seller wants are Buyers.  The trick or keystone is with your selected real estate professional being to put your home advertised for sale in front of those “buyers”.  They will also need to know where they can place your home so that the “buyers agents” will be able to view it in all of it’s glory.

If the realtors you choose are local and plugged in, you will be able to sell your home for more $$$ and in a shorter time frame than if they are not.

To sell or not to sell

selling real estate in Santa clarita

To sell or not to sell, that is the question facing many homeowners these days. E

veryone knows that today does not present the ideal time to sell real estate. Selling is a choice, but for many sellers selling is the only choice and knowing what to expect is half the battle.

Firstly, why are you selling? Do you have to move? If so, could you hold on to you

r real estate and rent it out for the time being? If you don’t have to sell your home, and can afford to wait a few years it could be in your best interest. Inventories are high right now, home values are low, and it is hard for buyers to secure loans. If you can’t wait and must sell, arm yourself with education and statistics.

If you have a REALTOR, make an appointment to sit down with him and discu

ss your local market. A comparative market analysis (CMA) will help you know what you can expect to get for your home.

Chances are if you are selling your home today you are doing so because you need to not because you want to. Facing reality is important, and getting the help of an experienced REALTOR can relieve some of the stress involved.

Quick, Inexpensive Fixes for Your Santa Clarita Home by a Agent that Represents Buyers

selling Santa Clarita real estateQuick, inexpensive fixes for your home are more appealing than ever, especially for anyone selling a home in today’s market. The appearance and condition of a home that is listed for sale is more important than ever, and many people do not want to invest a lot of money as the return per dollar spent is far less these days than it used to be. Small improvements, for little money are just the ticket.

One way to add some vibrancy to a room is to add some area rugs. Far less expensive that wall-to-wall carpeting, a new area rug can add some color, create a space within a space, and add comfort and warmth to a room at the same time. While neutral colors on walls are of the essence, and de-personalization of a home is necessary, a new rug can add cleanliness, as well as dimension and personality in a way that is completely changeable to a potential buyer.

Paint is of course another inexpensive fix to a home. A fresh coat of paint instantly makes a home appear clean. While neutral colors are the key element, an accent wall of a different shade is not out of the question. The key is to have clean lines and a smooth finish.

There are countless ways to make small improvements to your home. A great resource is Houselogic.com, offering a wealth of information on how to make improvements on a budget that will make your home show better.

What you need is a Local Santa Clarita Real Estate Expert to guide you in the selling of your home.  One of the most important things would be hiring a real estate agent that is communicative – but who also has a plethora of buyers they show listings to.  Without that “in the trenches” experience, they have no, “what the buyers are looking for”, value.

Interview a lot of real estate agents.  Check the background on Google of each one interviewed.  Make sure their “pitch” matches their “in person” attitude and be critical of each one you take the time to speak with.

Energy Efficiency in Santa Clarita Homes Matters

Energy efficient real estate in Santa Clarita CitiesThere are “green” changes a foot within Santa Clarita and Southern California Real estate. It seems that if you are selling a home, it has to be judged on it’s particular level of “green conformance”.

We even have a new field within the Listing Entry pages on the Multiple Listing Service that is known as the “green” section.

Energy efficiency matters when it comes to real estate. While reducing your carbon footprint has always been a matter of choice, now the more energy efficient your home could mean more borrowing power for you. A new bill being put forth wants to add a home’s energy consumption into the formula that determines its affordability.

The proposed bill would mean, in simple terms, that the more energy efficient a home is the more affordable it is. The bill is meant to help those who are close on securing a loan, as well as helping to make energy efficiency more of a priority in new homes and homes that are being remodeled.

While tax incentives for energy improvements are always changing, expiring, and being reinvented, the SAVE Act is meant to provide overall incentives, a bottom-line desire for home owners and builders alike to improve the efficiency of their homes.

When a home’s affordability is linked directly to its energy efficiency then the drive to improve its interior functionality is greatly increased. Whether the SAVE Act is approved now or in the future, only time will tell. Regardless, this is a sign of what is to come with regards to real estate and future design trends.

Eliminate Hassle of Keeping your Santa Clarita Home Clean

Selling Real Estate in Santa Clarita CaliforniaWhen you are considering listing your home, preparation is the key to a successful sale.  Both on the side of the Santa Clarita Realtor and Listing Agent you are hiring and on you and your families side.  We will discuss the way’s buyers are looking and viewing Santa Clarita Real Estate and what you can do to keep your home as “appealing” as possible.

Working with Numerous Buyers for Santa Clarita Homes at any given time gives our Santa Clarita Listing Agent Team a true advantage when you are wanting to get “top dollar” for your Santa Clarita Home, Condo or Town-homne.

You can eliminate the hassle of keeping your home clean. Whether you rent, own, or are trying to sell your home, sometimes keeping it clean is a daunting task. The goods news is that it doesn’t have to be, if you stay on top of things.

The biggest tip for not letting your home spiral out of control is to keep up with a mess as it occurs. For example, if you leave your dishes in the sink or on the counter after each meal for just one day your kitchen will appear cluttered, messy, and leave more work for you to do. Sticking the dishes in the dishwasher and washing any pots and pans after each meal keeps a mess from piling up and overwhelming you.

Similarly, keep on top of your laundry. Folded clothes should be put in their proper drawers right after folding a load of laundry. Piles grow and attract more piles. Dealing with the pile immediately after it is created is of the essence.

Wipe your counters off every day, or every other day, for the added bonus of them always staying clean. Consider how nice it is when you stay in a hotel for a few nights, having your bathrooms clean and you bed made doesn’t have to be a treat, you can make it a habit and subsequently a way of life!

Selling your home can be especially stressful when you are trying to keep it clean at all times. Keep up with the everyday odds and ends and the stress can go away!

A few other resources for Santa Clarita Real Estate you will find helpful:

Take Stress Out of Selling Your Santa Clarita Home

Selling Santa Clarita Real EstateWhen we talk about Stress – We usually think of “non-real estate” related things.  That is unless we are in the middle of a Real Estate Transaction.  The interesting thing is we have many clients tell us that they could never do what Paris and I do for a living.  I totally get that.  That is what people used to say about the time I spent in Full Time LAPD Service. I think the “helping” keeps us coming back for more.

Take the stress out of selling your home. Stress has surfaced as a way of life these days as people do their best to ride out a shaky economy and those that are trying to sell their homes in these trying times seem to have an added dose. However, selling doesn’t have to be such a burden and can be completed in a quicker time frame if you, as the seller, follow the sage advice of selling experts.

First and foremost, don’t let your guard down. Sure, you may have had 50 showings already and you are tired of keeping your home immaculate and organized, but you must approach each and every showing with the attitude that this could be the one. Keep your home in tip top shape, its condition being a factor that you have control over.

Stay connected with your REALTOR. Talk price, talk location, talk condition. Most importantly listen. Does your REALTOR say that your home is priced right for your market? Does your REALTOR feel that your location is a desirable one? Does your REALTOR think your home looks its best? Don’t let ego get in the way of selling your home.

If your home’s flaws are keeping it from selling then you may have to adjust its price in order to attract a buyer, it is the unfortunate nature of the beast. Stay positive, listen to the advice of professionals, and you will get your home sold!

Hiring a Team that is “aggressive” when it counts is a key component to you getting what you ultimately want from the Real Estate representation which you seek.

Closets, They Might Be More Important to Santa Clarita buyers Than You Think

buying real estate in Santa Clarita

When showing homes – depending on who the client it – Walk in closets, or at least well organized closets make a world of difference to the potential buyer.  In fact, so much so, they mention it almost on all accounts.  When we do our “Santa Clarita Listing Agent” walk through of a home we have various items that we bring to the surface and advise our sellers that will increase their home’s value.

Our Santa Clarita Listing and Seller inspection works on all property levels.  Single family residences, Condo’s and Town-homes.  You’d be surprised what buyers think when viewing properties.  However, an agent that is not actively showing properties day in and day out will not have their finders on the pulse of the average Real Estate Buyer.

When it comes to selling real estate, your closets might be more important than you think. Of course sellers should know how important it is to clean and de-clutter a home, let’s just hope that doesn’t mean you are shoving everything into the closets and drawers in your home. A potential buyer will open every door and drawer in your home, what they see when they peer inside is essential to a good impression.

Closet organizers are everywhere theses days. Most people have heard of California Closets, but stores from the Container Store and Target to Home Depot and Lowes have great organizers and options for home owners to spruce up their own closets as well. There is absolutely no doubt that the more clean and organized spaces within a home are, the more user friendly they look to a potential buyer.

Take steps to improving the look of your closets by looking online, at magazines, and at your most organized friend’s home. There is inspiration to be had, and you will not be disappointed for making changes to the smallest, yet sometimes the most important, spaces in your home!

Selling a house

One of the things that Paris and I are most proud of are our Real Estate Sellers. Those that choose to work with our Team to Sell or Short Sale their homes, condo’s and town-homes.

We were Blessed to have been the Number 1 Listing Agents for RE/MAX of Santa Clarita for the month of August 2011.With the trust and good track record that has been generated from the “buzz” coming from our past and current clients, we hope to continue to reach new goals in the coming months and years.

When you are considering listing your home, don’t get tied up with the “fast talking” real estate agent.  Find a team or individual that you gel with and who speaks off the cuff.  There are a lot of games that I an witnessing in the Real Estate market. When people in sales get hungry, they also get nervous and start doing some silly things.

The Bottom line when it comes to being Top in Real Estate Selling is experience, exposure, and brand. RE/MAX has the Brand as does our Team within the Santa Clarita Valley and Law Enforcement Circles (paris911).

The Brand of RE/MAX is the number one recognized real estate brand in the world. Their Website gets huge amounts of visits when it comes to real estate searches.  Our Paris911.com Brand has several registrations per day from buyers that are wanting to buy a home we have Marketed for sale.

Selling a home is a difficult task in any market and needs to be handled by a professional. Be Safe and have a look around at our Resources.  Google Paris911 and see what we talk about when it comes to Real Estate.  My BEST.
