Price Increases above the board with our Santa Clarita Homes weekly market update for the week of June 10, 2012

Don’t say I did not warn you(pertaining to those that are regular readers :-) ).

We are watching a severe inventory crunch when it comes to the current Santa Clarita real estate market.

With buyers coming out of the woodwork – we are seeing multiple offers being written on all real estate listings that are for sale.   It matters not what the “type” of sale is.  We are watching this trend develop across all of the various construction types in the SCV cities:SCV Moves YouTube Channel

We are also watching this become the “status quo” with regard to the different types of sales in all of our Santa Clarita Cities:

  • Standard (equity type) sales
  • Short Sales – or Short Pays aka the Pre-Foreclosure
  • All Foreclosure Types
  • Real Estate Owned
  • Bank owned inventory
  • Investor flips – being advertised as standard sales

Searching for the homes that are currently available is not a trick.  It’s a method.  A method that has been developed over time and with exacting attention to detail for every one of our Real Estate buyers.

From a Sellers Perspective – while prices are in an upswing – they are getting the money they are demanding and then some.  The only Real Estate sellers issues they are running into is the inability, in some cases, of the appraisers to reach the offering amount.

In the buyers case, this is a “God Send”.  In the sellers case – very frustrating.

Just so other’s in my industry don’t click off – This is what I was referencing in the title of this post(tongue in cheek arrogance):  

Expired this Morning in Santa Clarita.  If you have had a listing in the Santa Clarita valley with a Realtor and it did not sell, make sure that your phone number is removed from the Multiple Listing Service.  Your phone number will only have been in the MLS if you gave instructions to your realtor having each of the agents call and give notice before they showed your home, condo or town-home.  If this was not the way your property was to be shown, disregard this warning. If your number is in the MLS and had not been removed at the time, or just before, expiration – Stand by for agents calling saying the following:

—–>  ”Good Day, I’m Stan Agent with XXX company, I monitor all of the real estate activity in the world and noticed at Zero Hundred Hours this morning, your listing expired… I’m calling to ask you if you are ready to hire the “right agent”…  (the arrogance confounds me – Didn’t you think you hired the “right agent” the first time around?)

Today’s Santa Clarita City Market Watch presenting 3 new listings have been entered into the Multiple Listing Service. (click on the words “Multiple Listings Service” to access the actual property data).

Three properties had price changes – two were price increases?  Not meant as a question, they were – but with an explanation.  Banks that approve short sale do so at the FMV – Fair Market Value.  If an Short Sale agent misses the mark in the pricing of that Short Sale – the bank that has the “note” may come back and increase the price.  Some agents do this as a tactic to generate more leads with regard to the Short Sales they List for Sale.  Some do it by mistake.  Either way – in today’s price changes in SCV – the sales prices of two short sales were increased.  The other “price change” was a standard sale that was overpriced in the first place. “Over Priced” – so hence the reason to hire a real estate expert when wanting to sell your real estate. Santa Clarita Short Sale Experts - We do love our Short Sale clients.

BOM’d – Back on Market – typically this happens when “Buyers” are no longer in place.  With Short Sales in Santa Clarita – We see that Buyers don’t stop looking after the have their “offer accepted” on a short sale property.  Nor should they.  Against popular opinion, the short sale is not guaranteed until the bank approves it.  If there is a second loan or a third, the Short Sale Realtor has more “mouths” to contend with, further complicating negotiation.  However, when you have your agent start looking with you at other real estate for sale and if you find something “better”.  Please have your real estate agent contact the Short Sale Agent so they can start marketing the property again.  Short Sale sellers don’t have to be concerned – the short sale should continue it’s course – when the bank approves it, it can now be advertised as an approved short sale – which will be written on quickly in today’s “lacking inventory” real estate market.

Two listings entered the pending status. Pending, the status that “should” render the listing “absent” from most of the real estate syndication websites. However, this is not the case with “ALL syndication websites”.  In fact, if the specific home for sale got a lot of traffic while in “active” status – they may leave it “active” to generate more leads for the agents that have a membership to their system.  Search local and use only those real estate search systems that are connected via the Internet Data Exchange, to avoid this Real Estate search pitfall…

You should feel very comfortable with your real estate agent of choice.  If and when you do ask them to give you a Buyer Broker agreement - that will keep you safe from the Predatory real estate agents in the Santa Clarita Valley and elsewhere.

When you are within contract with a Santa Clarita real estate buyers agent as a buyer, it is like you are wearing a cross filled with Holy Water around your neck and the Vampires know it!!! 

Santa Clarita real estate update for April 9, 2012

Santa Clarita realtorsThe newest in Santa Clarita real estate inventory can be seen on this chart – We have not seen the “rumored” huge Foreclosure Releases in the Cities that compose the Santa Clarita Valley - so please remain calm.  You have not missed anything – We will keep you posted as to when that may potentially happen.

On the 6th of April – our Pricing Systems, that establish the Median Price ranges and how much homes are selling for, updated for the Cities that compose the Santa Clarita Valley.  I was elated to see the new results – where we had appeared to be on a price increase for some of the Santa Clarita Cities – We did not decline much at all when our independent Real Estate research firm completed the update for the SCV.

To access the Santa Clarita City real estate valuation and pricing pages head over to our Santa Clarita real estate website.  After you arrive you are going to see our Famous Santa Clarita real estate MacBoX :-)  Type in the city name you are interested in followed by the word “Prices”.  You will then be taken to a page within our Real Estate sellers website that will have the Interactive graph posted where you will be able to track the Median sales prices and inventory for each one of the Santa Clarita Cities.  (Example:  Santa Clarita Prices – Valencia Prices – Stevenson Ranch Prices – Etc…)

We have also updated all of our Santa Clarita pages that answer the age old real estate question of how is the market doing on a Local Level.  The reason that this information is important to gather from Local real estate experts has to do with proximity.  The large Syndication of real estate websites may be able to track local data – but they fall short when it comes to what “actual human beings” are wanting when previewing homes for sale.

In addition, their data may be built the way they want it presented.  Not that they are attempting to “purposefully” mislead the home buying public, but they are built around Lead Generation after all.

The same “lead generation” qualities can also be said about the Local Real Estate agents websites – However, it is easy to tell someone you may run into in the local Market or at a local Restaurant to, “Take me off of your darn email list and quit calling me.  I’m already working with a local Real Estate expert!”

We have had several inquires, during the last few days, about the Good Neighbor Program by HUD, how it works and where the properties are located.  In case you are a Santa Clarita Teacher (or any teacher for that matter), Police Officer, Deputy Sheriff (any full time law enforcement), EMT – Firefighter (almost any EMT’s and Fire Fighters), you may want to sign up for our HUDalerts site where we watch the most recent entrants into the half off real estate programs for the men and women that teach our youth, protect our streets and save our lives.  It also explains about the program in depth.

The Santa Clarita election is coming up - There are good incumbents and good candidates poised to push them out of office.  Voting gives you a better ability to complain when your “candidate” does not get elected – don’t you think?

Santa Clarita Valley Real Estate News July 1, 2010

A new month is upon us and we are still hearing a lot about “shadow inventory” flooding the Real Estate market.

The Federal Tax Credit Deadline “for closing only” looks like it will be extended to September 30, 2010.

Foreclosures are scoring a 27% below market sales price for the first quarter of 2010.

How about interest Rates – What are the experts saying?

What about the Real Estate “Double Dip” that is being talked about – is that where we are headed?

The Real Estate market in the Santa Clarita Valley might not be finished with it’s decline as of yet.  But how much more can we go?  We have come a long way from the prices in late 2006 and early 2007.

We have seen a huge amount of Painful Short Sales enter our local market. Strategic Short Sales have also become something of a recent trend.
